SENIOR ASSOCIATE REAL ESTATE – ITALIAN SPEAKER
THE JOB:
Financial Accounting
·Review of property reporting packages prepared by local service providers and ensure their completeness and accuracy;
·Preparation and review of general journal entries;
·Review of local and group GAAP adjustments while ensuring proper application of internal accounting policies;
·Analyze / Review monthly and quarterly financial metrics and data (net operating income, capital expenditures, intercompany reconciliations, debt covenants, etc.);
·Review intercompany reconciliations and ensure regular intercompany settlements where applicable;
·Support periodic group budgeting process.
Reporting
·Facilitate monthly, quarterly and annual group reporting;
·Review annual statutory accounts;
·Assist with group consolidation process;
·Liaise with external group and local auditors;
·Prepare ad hoc reports / reconciliations.
Cash management
·Approve invoice payments where applicable;
·Prepare periodic cash distribution analysis and ensure timely cash repatriation to investors (cash flow analysis, tax mechanics, local regulatory requirements, etc.);
·Review external debt financial covenants.
Portfolio Management
·Support asset management team with ad hoc financial information / analysis as required;
·Assist with on-boarding, acquisition and disposition processes;
·Foster third-party relationships and monitor cash management requirements.
Tax Structuring
·Liaise with external advisors to ensure compliance of tax structuring for investments and obtain updated opinions where relevant;
·Ensure that all tax filings are kept up to date for the SPVs;
·Review periodical VAT returns.
Compliance & Risk
·Ensure legal and statutory compliance through liaison with external legal advisors.
Other Responsibilities
·Assist with continuous improvement initiatives for all financial reporting processes;
·Support and coach junior members;
·Liaison with 3rd party administrators and finance teams across Europe.
THE CANDIDATE PROFILE:
- Bachelors degree in Accounting or Finance;
- At least +5 years’ accounting/finance experience with a major accounting framework (IFRS, LUX/US GAAP);
- Fluent in English and Italian, any other major European languages are an advantage;
- Solid understanding of main real estate and investment management metrics;
- Strong understanding of P&L, balance sheet and cash flow dynamics, and fluency in general accounting principles and rules;
- Ability to thrive in a growth environment, adapt to changing circumstances and work autonomously;
- Excellent organizational and project management skills;
- Able to priorities on a daily basis and managing several competing deadlines;
- Able to take initiatives and to propose solutions and ways to improve processes;
- An analytical, creative thinker who can focus on the details without losing sight of the big picture;
- Managerial experience;
- Accounting certifications preferred (e.g., CPA).
